Cancellation policy

The current short-stay cancellation schedule for Cozy Cottage, including refund windows and the terms that will be shown before payment.

Effective

1. Current refund schedule

For a confirmed Cozy Cottage stay of 1 to 27 nights, the current cancellation schedule is:

  • Full refund when canceled at least 14 days before check-in.
  • 50% refund of lodging charges when canceled from seven through 13 days before check-in.
  • No refund of lodging charges when canceled fewer than seven days before check-in or for a no-show. Legally refundable taxes are addressed in section 4 below.

All deadlines use the property's local time in Seward, Nebraska (America/Chicago). Check-in begins at 3:00 PM.

Before payment: the private booking-status page shows the approved dates, lodging subtotal, any verified itemized taxes, full amount due, and payment deadline. It also links back to these posted rental terms and this cancellation schedule. CDO Homes does not add a separate processing fee.

2. Requests are not charged

Sending the website form is only a request. It is not a confirmed booking, does not charge a card, and does not create a cancellation fee. If payment is enabled, it is offered separately only after owner approval and after the dates have been blocked on the owners' other booking calendar.

If the owners cannot approve the requested dates or rate, there is no confirmed stay to cancel. A booking exists only after owner approval, calendar blocking, the guest's request-time acceptance of the posted booking terms, and verified payment confirmation from the processor. A browser return or receipt screen by itself is not final payment confirmation.

3. How to cancel a confirmed stay

  1. Use the contact method provided with the confirmed reservation and clearly state that the guest wants to cancel.
  2. Include the booking name and stay dates, but never send full card details.
  3. The owners will confirm receipt and apply the deadlines and refund terms accepted for that booking.

Keep the owner email or text sent for the reservation and reply there if the primary cancellation instructions are unavailable. Do not send a second stay request merely to cancel an existing reservation.

4. Refunds

Refunds include taxes that are legally refundable under the circumstances. Cozy Cottage does not charge a separate cleaning fee, so there is no cleaning-fee line item to evaluate as part of a refund. CDO Homes also does not charge a separate card-processing or website booking fee.

When a refund is due, the owners will provide a written confirmation. The time for funds to appear may also depend on the payment processor and the guest's financial institution.

5. Date changes, no-shows, and interrupted stays

A request to change dates is subject to owner approval, availability, and the rate for the new dates. Unless the owners agree otherwise in writing, a change may be handled as a cancellation of the existing booking and a new request.

No-shows are nonrefundable. The posted rental terms and cancellation policy remain linked before checkout. Guests should ask the owners before paying if they need to understand how a late arrival, early departure, weather event, travel interruption, or property-related disruption would be handled. The refund schedule above does not create a separate promise for circumstances it does not address.

6. If the owners cannot provide the stay

If the owners learn that they cannot provide a confirmed stay, they will contact the guest promptly and explain the refund or rescheduling options provided by the accepted booking terms. The owners will not substitute another property without the guest's agreement.

7. Questions before booking

Ask about cancellation terms before paying if any deadline or outcome is unclear. For a genuine proposed stay, include the question in the optional Notes field when you request dates, and wait for a written answer before confirming the stay. The site does not currently publish a separate general-inquiry form.
