Rental terms
What it means to request a stay at Cozy Cottage, what happens before a booking is confirmed, and the basic expectations for every guest.
Effective
1. A request is not a reservation
Cozy Cottage is operated by individual owners doing business as CDO Homes in Nebraska. The website accepts requests for stays of 1 to 27 nights. Sending a request does not hold the property, guarantee the displayed rate, or create a confirmed reservation.
The owners review each request. A stay is confirmed only after the owners approve it, block the approved dates on their other booking calendar, the guest has accepted the posted rental terms and cancellation policy with the request, and the payment processor confirms successful payment. Links to the current policy pages remain available for another review before checkout. The owners will approve or decline a request within 24 hours; an unanswered request expires after that window.
No charge with a request: submitting the request form never charges a card. Online payment is intentionally disabled for the current request-only launch. If it is enabled later for an approved stay, a separate secure payment link is provided only after the owners have blocked the dates on their other calendar.
2. Price, taxes, and payment
Prices shown while requesting dates are estimates. The rate is not guaranteed until the owners approve the request. Before any enabled payment, the private booking-status page shows the approved lodging subtotal, any verified itemized taxes, the full amount due, the payment deadline, and links to review the posted rental terms and cancellation policy again.
When payment is enabled, the full approved total is due in one payment within 12 hours after the secure payment link is issued. No installment or partial-payment plan is offered at launch. If payment is not processor-confirmed before the deadline, the approval expires and the dates may be released.
Cozy Cottage charges no cleaning fee and no separate card-processing or website booking fee. If any optional item or special arrangement would affect the price, the owners must resolve it with the guest before payment; the launch checkout does not collect an unlisted add-on. Once the property-specific tax setup is verified, the private status page itemizes the configured sales and lodging taxes. Until then, taxes and payment remain unavailable rather than being guessed.
Card payment is handled by the selected payment processor. The owners will not ask a guest to send complete card details through the website stay-request form, email, or text message. A browser success page is not final confirmation; the processor's verified payment notice controls.
3. Guest and house expectations
- The maximum overnight occupancy is four guests.
- The person requesting the stay must provide accurate contact, date, and guest-count information.
- Only the guests included in the approved reservation may stay overnight unless the owners agree to a change in writing.
- Guests must follow the property-specific house rules provided before payment, all applicable laws, and reasonable safety instructions.
- Cozy Cottage is intended for a quiet residential stay. Parties, events, disruptive conduct, and unlawful activity are not allowed. Quiet hours are 11:00 PM to 7:00 AM.
- Smoking, vaping, e-cigarettes, and pets are not allowed on the property. Service-animal requests are handled according to applicable law.
- Commercial photography or filming requires written permission. Guests should remove muddy or heavily soiled shoes and promptly report damage or maintenance concerns.
- Check-in begins at 3:00 PM and checkout is by 11:00 AM. Access, parking, and departure instructions in the confirmed reservation must be followed.
No refundable damage deposit is collected at launch. Guests remain responsible for documented actual damage they or their visitors cause beyond ordinary wear and tear. The owners will promptly notify the guest, provide a reasonable description and supporting material such as dated photographs, repair estimates, invoices, or replacement receipts, and allow a reasonable opportunity to respond. Any recovery is limited to the documented loss and the rights allowed by the retained policy version for any paid booking and applicable law. This page does not authorize an automatic penalty or unlimited charge.
4. Changes and cancellations
Date changes require owner approval and may change availability or price. A requested change is not effective until the owners confirm it in writing.
The current cancellation schedule appears on the separate cancellation page before submitting a request. The request-time consent record and approved dates and payment details identify the request, and the policy links remain available for another review before checkout.
5. Problems during a stay
Tell the owners promptly about a maintenance, access, cleanliness, or safety concern using the contact instructions in the reservation. That gives them an opportunity to understand and address the issue.
For immediate danger or a medical, fire, or police emergency, call 911 first. The owners and this website are not emergency services.
6. Website information and applicable terms
The owners aim to keep property details, availability, and pricing accurate, but a website error does not require them to approve a request at an incorrect price or for unavailable dates. Any correction will be disclosed before the guest accepts and pays.
Nebraska law applies unless the booking terms lawfully say otherwise. Nothing on this page waives a right that cannot legally be waived. A request stores the agreement-version identifier in effect when the guest accepts these pages. Before online payment is enabled, the owners must retain the matching policy text so the applicable terms can be reproduced alongside the private status page's approved dates, amount, and payment deadline.
7. Questions
For a question that affects a genuine proposed stay, include it in the optional Notes field when you request dates. The site does not currently publish a separate general-inquiry form.
